About San Tan Dry Co.
San Tan Dry Co. is a restoration company based in Queen Creek, Arizona, serving the East Valley: Gilbert, Chandler, Mesa and San Tan Valley alongside our home ground. We do water damage restoration, mold remediation, fire damage restoration, sewage cleanup and storm damage restoration for homeowners, and this page exists to tell you how we work, because in this trade the process is the product.

How we work
Every job, whatever its size, runs on the same sequence. We assess with moisture meters rather than impressions, and we photograph what we find, including the parts of your home that are fine. You get a written scope before work starts: what is damaged, what we propose to do about it, and the planning range it should land in, each item tied to a reading or a photograph rather than to a sales target. During drying or cleaning, we return on schedule to re-meter and adjust, and equipment leaves when the readings say the work is done, not when a package says it should be. At the end you get the record: photos, readings and scope, the same file an insurer or a future buyer's inspector will ask for.
We would rather lose a job to that honesty than win one without it. If your water problem is a mop-and-fans job, the triage tool on our homepage will tell you so before we ever visit. If your loss sits outside our honest scope, in size, in distance, or in kind, we will tell you that on the first call too. The service areas page describes our footprint in those terms on purpose, including the edge we serve carefully rather than claim loudly.
What we will not do
We will not quote a full price over the phone for damage nobody has metered. We will not promise an insurance outcome, offer to absorb a deductible, or pressure anyone to file a claim before an assessment exists. We will not grade our own mold work with our own clearance testing when an independent result is what protects you. And we will not print credentials, review counts or history we cannot stand behind: this company's reputation is being built job by job in these neighborhoods, and the pages on this site are written to be checked, not just read.

The East Valley is the point
A restoration company can be from anywhere and claim to serve everywhere. Ours is deliberately from here, and the difference shows up in the work: knowing that a Las Sendas ceiling stain in August is probably underlayment rather than tile, that a Val Vista Lakes slab leak has usually been running for weeks, that a San Tan Valley garage wall smells musty because of a softener line, not a mystery. Local knowledge in this trade is not a slogan; it is the differential diagnosis that decides what gets metered first. The pages on this site are written the same way, one per community, each about that community's actual houses. Start with yours on the areas page.
Where we work
Queen Creek is home: the neighborhoods along Ellsworth and Queen Creek Road, the Ranchettes acreage, and the new subdivisions still going up at the town's edges. From there our routes run north through Gilbert and Chandler and across Mesa, and south into San Tan Valley. The full service list is on the services page, the planning ranges are in the cost guide, and the fastest way to start is the phone: (480) 555-0100.
